PCM's Role

PCM acts as the Owner’s agent representing their best interests at all times. PCM works to safeguard the Owner’s financial resources in all building program decisions and mitigate against many concerns of the traditional Owner, Architect, and Contractor relationship. How is this accomplished?

  • Early involvement - PCM gets involved early to understand and assess the specific needs of each Owner/User and establish goals to ensure these needs are met.

  • Funding - After the assessment is made, PCM will then assist the Owner in acquiring funds to bring their goals to reality.

  • Effective Planning - PCM works with all parties involved in regards to construction activities, relocation of personnel, and coordination of schedules.

  • Cost Effectiveness - PCM provides input early in the design phase on use and availability of materials minimizing future change orders and potential field conflicts.

  • Cost Estimating - PCM develops complete line item estimates and works with the design team to ensure the design remains within the budget.

  • Budget Control - PCM continuously monitors the project to ensure the project is completed on time and within budget.

  • Schedule Control - “Pre-Planning” is critical to the success of any project. PCM plans for safety measures, and construction phasing prior to the start of construction.

  • On Site Representation - PCM provides on site observation ensuring conformance to the contract documents and industry standards.

  • Claims Reduction - Due to PCM’s intimate involvement early in the project, detailed management and document control procedures, there is less exposure to the Owner for unfounded claims by the Contractor.
